🏠 What Is Home Watch?
Home Watch is a professional service that provides routine visual monitoring of unoccupied homes. Our role is to observe, document, and report visible conditions inside your home while you’re away — helping identify issues early and providing peace of mind.
Home Watch is not property management, security, or maintenance.
📋 What Happens During a Home Watch Visit?
During each scheduled visit, we:

Perform an interior visual inspection based on your service level

Check key systems and areas for visible concerns

Collect mail and packages (no forwarding)

Document the visit with photos

Provide a report summarizing observations
Every visit is documented — even when no issues are found.
📸 Why Do You Take Photos Every Visit?
Photos serve three important purposes:

Proof of visit

Documentation of your home’s condition over time

Transparency for homeowners who are away
Even when everything looks normal, photos help establish a baseline and provide reassurance that your home is being actively monitored.
*Note: Photos of issues taken in the IVC report or in previous checklist reports will NOT be reported again in newer reports unless growth has occured.
🧾 What Is an Initial Visual Condition Report?
An Initial Visual Condition Report is completed during your first visit. It documents pre-existing conditions found before ongoing Home Watch services begin.
This report helps:

Establish a baseline

Avoid repeatedly flagging the same issues

Prevent confusion about when a condition first appeared
Issues noted in this report are considered pre-existing unless changes are observed later.
🛠 Do You Fix Problems or Perform Repairs?
No. Paradise Protectors does not perform repairs, diagnostics, or maintenance.
If an issue is observed:

We notify you

We can coordinate a vendor with your authorization

All repairs are completed by independent third-party vendors
🤝 What Does Vendor Coordination Mean?
Vendor coordination means we:

Contact vendors on your behalf

Provide access to the property (if authorized)

Communicate scheduling updates
We do not supervise, guarantee, or perform vendor work. Written authorization is required before coordination begins.
📅 What Happens When I Return Home for a Few Months?
You may choose:

Owner in Residence status (visits pause with a small retainer), or
-
Owner Support Package for on-call assistance and vendor coordination
Home Watch services automatically resume when you leave again.
💳 How Billing Works

Services are billed according to your selected plan

Add-ons require separate authorization

Missed visits due to unsafe conditions or access issues are not refundable

Pricing and visit frequency are clearly defined upfront
🌀 Do You Offer Hurricane Services?
Yes. We offer interior-focused hurricane preparation and post-storm checks.
Services are:

Weather- and safety-dependent
-
Limited to interior observations

Not a guarantee against storm damage
Separate authorization is required for hurricane services.
🧳 What Is Home Prep for Return?
Home Prep for Return is an add-on service designed to prepare your home shortly before you arrive.
This may include:

Adjusting the thermostat

Running plumbing fixtures

Grocery Refurbishment
-
Flushing toilets
-
Light wipe-down of key areas
-
Checking for odors
-
Providing a confirmation photo report
This service does not include deep cleaning or repairs.
💳 What Is a Courtesy Credit?
A Courtesy Credit is a discretionary credit that Paradise Protectors may offer to clients as a gesture of goodwill when a repair or vendor service is required during an active Home Watch plan.
Courtesy Credits are intended to acknowledge the inconvenience of an unexpected issue — they are not a reimbursement, refund, or insurance benefit.

Courtesy Credits are applied as a temporary discount on a future service fee

Credits are typically applied to one billing cycle

Credits do not apply to vendor invoices or third-party charges

Credits have no cash value and are non-transferable
🏡 What Are Standard Homes vs. Premium Homes?
To ensure fair pricing and appropriate service levels, Paradise Protectors categorizes homes based on size, layout, and complexity. This helps us allocate the right amount of time, documentation, and attention during each visit.
